One of the most common questions we get in an initial consultation, not surprisingly, is how much of an investment the homeowner can expect. While it is nearly impossible for us to effectively address that question in a blog – every single situation is different – we can share some industry averages.

The average residential roof size in the United States is about 1,700 square feet or 17 squares, although your home could be significantly smaller or larger.
The price per square typically includes the removal and disposal of old materials, the installation of the new underlayment, installation of any required chimney flashing, and any other elements as required by the local building codes.
Asphalt shingle roofs cover up to 70% of the roofs in America. Most roofing contractors will charge between $350 and $550 per square; making the average cost $450 per square. The cost differences may be due to differences in materials, climate, local building codes, and local labor costs. Smaller Sarasota and Venice area homes may see a cost of $5,000-$7500 for a new asphalt shingle roof, while larger homes can see that cost doubled. Concrete or clay tile roofs can range two to three times higher than asphalt roofs, many times because the roof may need structural reinforcement to support the additional weight of the tiles. Still, the aesthetic and durability of tile roofs make them exceptionally popular here in South Florida.
Estimated Roof Repair Costs
Again, we need to reiterate that although these are guidelines- every roof repair scenario will be different. However, we have found it is helpful for our clients to have a general range for budgeting purposes. Roofing industry averages do indicate that you can expect to pay $150 to $400 for minor repairs; $400 to $1000 for moderate repairs; and $1000 to $3000 for major repairs. Overall, homeowners across the board spend an average of $650 to fix roof related issues.
While roof repair costs could extend beyond $3,000, it is likely that you may be looking at a roof replacement at that point. Although a new roof starts at twice that threshold, it also seems to represent a level at which your roof has sustained significant wear or damage, and it may be in your best interest to construct a new, solid and strong roof.
